Important
All of the apartments that form parto f the web have been previously selected. Thed and equipped with linnen and kitchen utilities.
To confirm a reserve, you must comply with the following items:
You must be the owner of the credit card put in as warranty. The card is only warranty, and thus, the payment must be made in cash.
The rent will be paid in cash, and in order to confirm the reservation, you must wire 20% of the daily fee in cash by Western Union. FOREIGN IN BAIRES can provide you with more information as of how to make this deposit.
In case the guest should need to cancel the reservation, the deposit made will not be refunded, unless the guest cancels at least 30 days prior to the date booked, in which case 80% of the reservation cost will be refunded.
The deposit made for reservation means that the guest understands and agrees to the terms and conditions hereby stated.
Rent
The prices indicated in FOREIGN IN BAIRES includes expenses such as electricity, gas, water, cable tv, municipal taxes, and, when indicated, weekly house cleaning. The house cleaning does not excuse the tenant from leaving the apartment in the same shape as he found it in. It is merely a benefit. The rates not include administrative fees U$S 45.
For unexact periods, in which the number of nights is less or greater than weekly or monthly values, the total rent to be paid will be calculated on the weekly of monthly fee, as cooresponds. For example, for an apartment that costs U$S170 per week and U$S500 per month, if the guest stays for 17 days, he/she would have to pay U$S413, which is calculated as one week (U$S170) and the remaining days. For a 40 night stay, we take the monthly price, and the total ampount to pay, in this case, would be U$S667.
If the rent were per day, prices change in every apartment. You can find these specific prices in the web page.
Monthly rents should be paid between the first and fifth day of every month. The rent must be paid in cash in Uruguay St. 750 7thB.
Warranty Deposit
The warranty deposit is calculated as follows,
Up to 2 weeks = 1 week deposit
Up to 1 month = 2 weeks deposit
More than 1 month = 1 month deposit
Again, both the rent and the deposit must be paid by the guest in cash at the check in, except monthly rental payments, which will be paid as specified in “Rent” part of these terms and conditions.
The warranty deposit will be given back to the guest at the check out, if the apartment has been perfectly well preserved. If there were anything missing or broken, during the stay, FOREIGN IN BAIRES will retain the amount necesary to repair, or rebuy from the warranty deposit. If the amount necesary were higher than the deposit, the guest shall pay the difference.
Canceling Politics
All sums of money paid as rent are not refundable. If a guest were to need to leave earlier than planned, the amounts already paid, will not be refunded. For this reason, we recommend that the guests book the apartments for a period of time that they are positive they will be ably to maintain for surely, and then book extra time if needed.
In case the rent was for variouse months, in which the payment is made month by month, if the guest were to leave early, he/she would lose the warranty deposit, as a compensation for the landlord for not obeying the contract.
Stay
When the guest arrives, at a preset time, a representat of FOREIGN IN BAIRES will recieve him/her at the rented property, where they will sign the contract and inventory report. The guest must then pay the rest of the rent owed and the warranty deposit, and will be given the keyes of the apartment and the owner`s telephone number, in case he/she should need to contact him/her , in case of an emergency.
A couple of days before the end of the contract, the guest should be in touch with FOREIGN IN BAIRES in order to agree a day and time for the guest to give back the aprtment, which includes giving back the keys to the apartment, getting back the warranty deposit, prior review of the apartment to verify it`s general conditions, and inventory.
The guests are obligated to declare names and ages of all those people who will be staying in the apartments.
The staying of more people in the apartment of more people than those declared is a reason for evacuatio of the apatment.
The departments must be given back in the same conditions of order and cleaning in which were presented/displayed the guest.
Stay Duration
The temporary contracts of rent are not extendable. They have a date of beginning and a date of ending, for that reason if the guest wished to prolong his stay in the rented apartment, he/she will have to communicate it to FOREIGN IN BAIRES with an anticipation of 72 hours, like minimum, before its contract finalizes.
The asked for extension will be feasible only if the department is available for the new required dates.
The cost of new stay will be calculated according to the terms and conditions specified in "Costs of Rent and Warranty Deposit".
Check in and Check out times
Check in: 3 PM
Check out: 11 AM
If a guest were to arrive before 3 PM and the apatment were unocupied, the guest can ocupy it before without paying any additional fee. If the apartment were ocupied, the guest would have to wait until the check in hour.
The apartment owner reserve the admission right.
FOREIGN IN BAIRES`s responsablities
In case that it an unexpected happens previous arrival of the guest which unables the stay in the selected apartment, FOREIGN IN BAIRES proposes:
If at the moment of arrival, the apartment should not be available or livable for major unforeseen reasons, will offer a similar apartment. If this were not possible or the tenant did not want to choose another apartment, the amount received as the reserve shall be returned without deductions. No additional amount will be given as compensation.
